Project Overview

Ground floor extension, loft conversion and whole-house remodel of a detached 1930s property in Thames Ditton. The project involved a full ground floor reconfiguration and rear extension creating an open-plan kitchen, dining and living space, alongside a loft conversion adding a fourth bedroom and ensuite within a large rear dormer.

The Brief

The clients wanted to transform the house top to bottom in a single project. The ground floor layout was disconnected and underused, and the loft was untouched roof space. The goal was to open up the entire back of the house into a generous kitchen, dining and living space, convert the loft into a bedroom suite, and remodel the interior throughout — reconfiguring the first floor and partially converting the garage in the process.

Ground Floor — Extension & Reconfiguration

  • Rear extension creating an open-plan kitchen, dining and living area running the full width of the house
  • Full-width slim-frame sliding doors opening onto the garden
  • Central island unit with rooflight above
  • Timber slat partition screening the living area while maintaining the open-plan feel
  • Staircase relocated to work with the new layout
  • Partial garage conversion to bike storage
  • Separate utility room
  • Study and playroom incorporated into the new ground floor arrangement
  • WC retained

 

Loft Conversion

  • New bedroom and ensuite created within the existing roof structure
  • Large rear dormer clad in dark standing seam metal
  • Eaves storage maximised throughout
  • Bespoke fitted wardrobes with Crittall-style mirrored sliding doors

The Result

The transformation has completely changed how the family uses their home. The open-plan ground floor, rooflights and full-width garden connection make the space feel substantially larger than its footprint, while the timber slat partition gives the living area its own identity without closing it off. From the garden, the dark metal dormer reads as a confident design addition — a clean contrast against the original red brick and clay tile roof rather than an afterthought.

This project required design and construction to be fully coordinated across every floor simultaneously. Having architecture and build under one roof made that possible.
