Project Overview

Single storey rear extension creating a large family room and new kitchen, with complete ground floor reconfiguration and new wraparound porcelain-tiled patio. This was Phase 2 of a larger transformation — Phase 1 had been completed before the clients moved in, including first floor reconfiguration converting a small bedroom into a walk-in dressing room for the principal bedroom, two new bathrooms, plus initial ground floor refurbishment works.

The Brief

Our clients purchased the property and immediately engaged us to carry out essential works before moving in. Phase 1 focused on making the first floor habitable — reconfiguring bedrooms to create a walk-in dressing room for the principal bedroom, installing two new bathrooms, and carrying out initial ground floor refurbishments. While this work was underway, we were already designing Phase 2: a single storey rear extension that would transform the ground floor layout.

Once settled in, the clients returned for Phase 2. They wanted to create a spacious family room with direct garden access while relocating the kitchen from the front of the house to the rear, taking advantage of the garden views and natural light. The existing kitchen would be converted into a home office.

The extension was designed to complement the existing 1930s property, maintaining the character of the front elevation while creating a contemporary open-plan space at the rear.

The Result

The transformation has completely changed how the family uses their home. Moving the kitchen to the rear has created a bright, sociable space with direct garden access onto the new wraparound patio — perfect for indoor-outdoor living and entertaining. The family room provides additional living space, while the former kitchen now serves as a quiet home office away from the main living areas.

This project demonstrates the benefit of phased development and long-term client relationships. We made the house habitable before the family moved in, then returned to complete the extension once they’d settled. Having designed Phase 2 during Phase 1 meant we could hit the ground running when they were ready to proceed.
