Side return extension infilling the outrigger of a semi-detached Victorian property, creating a new open-plan kitchen and dining space with vaulted ceiling, full Crittall-style glazing, walk-in pantry, and new sandstone patio.
The clients wanted to make use of the narrow side return running alongside the outrigger – a strip of space that’s easy to overlook but, done well, can transform a Victorian ground floor. The goal was to bring the kitchen to the rear of the house, create a proper dining area with garden connection, and add a walk-in pantry that would actually function as the hub of a busy family kitchen.
The side return has been transformed from a forgotten passage into the heart of the home. The vaulted ceiling and rooflights give the kitchen a sense of space well beyond its actual footprint, while the Crittall glazing — doors, fixed panes, gable window, and the internal pantry window — ties the whole space together with a coherent, characterful aesthetic.
From the garden, the extension sits naturally against the Victorian rear elevation: London stock brick, natural slate roof, and black aluminium glazing that references the property’s original character without imitating it.
